We offer comprehensive programing for the entire Milestone Inspection process:

• We solicit pricing proposals for all work involved, prepare a comparison of vendors and make recommendations,
• We will monitor & report progress of inspection(s) by licensed engineer, 
• we will obtain any necessary non-destructive or destructive testing, if required by engineer,
• We will perform all the necessary required repairs and corrections of areas in the Engineer's Phase 2 report, 
• Our cost budgets & pricing will be very reasonable and presented to you up front for your review and approval,
• Lastly, we will ensure that all filing(s) with state and county AHJ are completed, accepted & approved to assure compliance.

Our team will work closely with The Condominium Association Board to inform and manage the project. We take into consideration all aspects and phases of the project, including providing a budget for approvals, a schedule of the key activities required so you know when & what to expect, work trade pricing for  specific engineer's requirements if necessary, and all the while keeping you informed about the project's progress with written reports and pictures.

The inspections consist of one or two phases:

• Phase 1 is a visual examination that checks for observable structural deficiencies.
• It includes areas such as foundations, load bearing walls and columns, roof & floor decks, wood trusses, joists and beams and balconies.
• Phase 2 only occurs if Phase 1 uncovers signs of concerning structural deterioration.
• The inspections is done by a Florida licensed architect or engineer and their team of professionals working under them.

Florida Governor Ron DeSantis signed Senate Bill SB 4-D: Building Safety on May 26, 2022. The deadline for the milestone inspections in Florida for community building with Certificates of Occupancy on or before July 1, 1992 is December 31, 2025 (recent change).

The new law removes the previous blanket requirement that Coastal Condominiums must have a milestone inspection when the building turns 25 years old. Now ALL community buildings must have a milestone inspection upon turning 30 years old and every 10 years thereafter. Under the new law, however, Local Officials can require inspections after a building turns 25 years old depending on local circumstances, such as environmental conditions or proximity to salt water.
